The Happy Ending Hut Summer House opens
Members
of the house agree to be personally liable and responsible for any
damages caused by him or herself or his/her guest(s).
Members also agree to be personally liable and responsible for
any fines levied against the house that are the direct result of his/her
or his/her guest(s)’s action or behavior.
House
Management has the right to terminate a member’s share without refund
at any time for due cause, including but not limited to physical
violence, destruction of personal or real property, sexual harassment,
and theft. Members further
acknowledge and agree to abide by the following house rules:
PARKING.
Only FULL share members have access to our reserved parking
spots. Reserved parking
is available to full share members on a first-come, first-served
basis. Half-share
members do not have access to reserve parking.
MIDWEEK
RENTALS. House
Management reserves the right to keep the property off limits to
members for up to 4 midweek rentals.
Accordingly, the house may remain off limits to ALL
members from Sunday @ 12pm
through the following
Friday @
HALF
SHARE MEMBERS.
Half share members are entitled to full house privileges for
eight (8) weekends, including up to two (2) holiday weekends.
Half share members will be asked to provide a list to House
Management of six (6) regular weekends plus two (2) alternates and
prioritize the three holiday weekends in order of preference (only
two (2) holiday weekends will be assigned) for share scheduling.
It is permissible for a half share to choose all non-holiday
weekends. Half share
members will only have bed preferences on their scheduled
weekends unless they trade their scheduled weekend with another half
share or make advance alternate arrangements with House Management.
Half share members have access to the property during the
midweek, provided House Management has not kept the property off
limits to members for a midweek rental.
BEDS. The order of
preference for “real” beds is as follows:
full share members and scheduled half share members have
preference over unscheduled half share members and guests.
A bed may be occupied by an unscheduled half share member or
guest if a bed is not claimed by
GUESTS. Full share members
and scheduled half-share members may bring guests on a first-come,
first-served basis by responding to the weekly house Evite.
Each full share member and scheduled half share member may
bring a maximum of two (2) guests per weekend provided space is
available for the respective guest.
Members must be present during sponsored guest stays.
All guests must be sponsored by a specific member who is
financially responsible for guest fees, property damages caused by
guest, and Town of
PERSONAL
PROPERTY.
House Management is not responsible for loss or damage of
personal property stored at beach house through the lease. To guard
against misuse and loss of personal property, it's recommended that
members label all personal property with their respective initials,
including refrigerated and non-refrigerated food items and drinks.
BEDROOMS.
Members may not occupy bedrooms as their own during the
summer. At no point in
time will a certain bedroom belong to a member or group of members
and be off-limits to other members.
Beds and bedrooms are available to all full shares and
scheduled half-shares on a first-come, first serve basis as stated
above.
DRUGS. No illegal drugs or
narcotics are permitted on the property.
House Management reserves the right to revoke membership
without refund for possession or use of illegal drugs or narcotics
on the property.
FIGHTING.
Physical confrontation on house property will not be
tolerated under any circumstances.
House Management reserves the right to revoke membership
without refund of any member(s) engaging in a physical
confrontation. No
extreme verbal confrontations on house property will be tolerated
under any circumstances. House
Management reserves the right to revoke membership without refund of
any member(s) who engage in such conduct.
YOU BREAK
IT, YOU BOUGHT IT.
Destruction of house property is prohibited.
Any member who breaks property is responsible for repair or
replacement of the property in a timely fashion.
House Management reserves the right to revoke membership
without refund of any members who fails to fix the damage or replace
the property in a timely fashion.
SMOKING.
No smoking inside the house.
The house is a smoke-free environment.
Accordingly, if you need to smoke, please do so outside.
